Kitchens, bathrooms, basements and whole floors. One contract covering every trade on the job.
Additions and structural
Extensions, removed walls, new openings and the engineering and permits that go with them.
Framing and drywall
Framing, board, tape and a level five finish where the light will show every seam.
Siding and exteriors
Siding, soffit, fascia and trim, replaced or repaired, with the flashing done properly underneath.
Concrete and foundations
Footings, slabs, driveways and steps, plus crack repair and underpinning on older homes.
Waterproofing and drainage
Perimeter drains, damp proofing and the reason your basement smells the way it does.
Insulation and air sealing
Batt, blown and spray, plus air sealing that actually changes the heating bill.
Demolition and strip out
Soft strip through to full demolition, with disposal and asbestos handled by ticketed crews.
Tiling, flooring and paint
The finishing trades, done by people who have to live with the result in the photos.
Handyman and repairs
The half day jobs nobody will come out for. Doors, trim, patching, fixtures and small carpentry.

We come and look, measure, and talk through what you actually want rather than what is easy to quote.
A line by line scope with what is included, what is not, and the allowances for anything you have not chosen yet.
We pull the permits, book the trades and give you the dates before demolition starts, not after.
One site lead who is on the job and answers the phone. Changes get priced in writing before they happen.
We walk it with you, write the deficiency list ourselves, and come back to clear it.

What a quote looks like
The commonest complaint about renovations is a price that moves. This is how ours is written.
Allowances are the only lines that can move, and only if you pick something dearer than the allowance. Everything else is fixed. Every figure above is a placeholder and does not reflect real pricing.

Questions
Will the price change once you start?
Only if you change something, or if we open a wall and find something nobody could have known about. Both get priced in writing before any further work happens.
Do you handle permits?
Yes, and the drawings and engineering where a job needs them. Placeholder text: your real licence numbers would go here.
Can we live in the house during the work?
Usually for a bathroom or a single room. For a whole floor or an addition it is worth talking about, and we will tell you honestly which it is.
Do you take on small jobs?
Yes. Half day repairs go to the handyman crew rather than a renovation team, so they do not get priced like a renovation.
What does the warranty cover?
