Buying or selling

The five stages between your offer and your keys.

Most people do this two or three times in a lifetime, so nobody expects you to already know the sequence. Here is all of it, including the parts we need from you and roughly when.

STAGE 01

Offer goes firm

Your realtor sends the contract. The file is opened the same business day and you get one short list of what we need.

STAGE 02

Searches and instructions

Title searched, strata or municipal documents ordered, and your lender’s instructions taken so funds are ready in time.

STAGE 03

Statement of adjustments

Every figure in writing before you sign. Transfer tax, payouts, our fee, and each disbursement on its own line.

STAGE 04

Signing appointment

About an hour. Two pieces of current identification. We read the documents through with you rather than pointing at lines.

STAGE 05

Completion

Funds move, title registers, and we confirm the minute it lands so your realtor can release the keys.

On fees

British Columbia sets no fee schedule for notaries. Every notary sets their own.

Which means the only thing standing between you and a surprise is a number in writing. You get ours before the file is opened, itemized, and revised in writing the same day if anything about your file changes.

Registration charges, search fees and couriers each appear on their own line. Nothing folded into a round number.

Two notaries, and you will know which one has your file.

The practice stayed at two on purpose. The person who opens your file is the person who sits across the table from you at the signing, and the person who answers when you call about it.

Reyna ArdmoreNotary Public

Commissioned in 2014. Reyna carries most of the residential conveyancing and refinancing work and is the person your mortgage broker will usually end up speaking to. Fluent in English, Spanish and Tagalog.

Marcus HaleNotary Public · Principal

Commissioned in 2006 and the founder of the practice. Marcus handles personal planning: wills, enduring powers of attorney, representation agreements and the conversations that go with them.

Questions

Asked before almost every first appointment.

If yours is not here, call and ask. Nobody in this office charges for a question answered on the phone.

Notaries handle non contentious matters: property transfers, mortgages, wills, powers of attorney, affidavits and notarizations. Anything disputed, and anything heading toward a courtroom, belongs with a lawyer. If your file turns out to need one, you will hear that from us at the beginning and not halfway through.

Two pieces of current identification, at least one a government issued photo card such as a driver licence or a passport. For a purchase, also bring your bank draft details and the void cheque your lender asked for. Ask when you book and we will send a list for your specific file.

For a completion, tell us as soon as your offer goes firm even if that is six weeks away. For a will or a power of attorney, a week is normally plenty. For a single notarization, call in the morning and we will usually fit you in the same day.

Yes. Mobile signings are available across the Lower Mainland by arrangement, including hospital and care home visits where the signer cannot travel. Travel is quoted in advance like everything else.

No. Wills, enduring powers of attorney and representation agreements are a large part of the practice entirely on their own. Plenty of clients come in for those and nothing else.

We can give you a range immediately. The written estimate comes once we have seen the actual contract or documents, because the disbursements attached to a strata purchase and a bare land purchase are not the same, and a number that ignores that is not really a quote.
