Buying or selling a home
What actually happens between your offer and your keys.
Most people go through this two or three times in their life, so nobody expects you to already know how it works. Here is the whole sequence, with the parts we handle and the parts we need from you.

Your offer goes firm
Your realtor sends us the contract. We open the file the same day and send you one short list of what we need from you. No portal, no login.

Searches and lender instructions
We search title, order strata or municipal documents where they apply, and take instructions from your lender so the money is ready on time.

Your statement of adjustments
You see every number in writing before you sign. Property transfer tax, the lender’s payout, our fee, and each disbursement listed on its own line.

The signing appointment
About an hour, in our office or at your kitchen table if that is easier. Bring two pieces of current identification. We read through it with you.

Completion and keys
Funds move, title registers at the Land Title Office, and we confirm the moment it is done so your realtor can release the keys.
Fees
There is no set fee schedule for notaries in British Columbia.
Every notary sets their own. What we do about that is simple: you get the number before you commit, the disbursements are listed separately from the fee, and if anything changes you hear it from us in writing the same day we find out.
Before your file is opened, not after it closes. Quoted from the actual documents, not a guess over the phone.
Registration charges, search fees and courier costs appear as their own lines. Nothing is folded into a round number.
If a search turns up something that changes the cost, you get a revised estimate before any additional work is started.

Notaries handle non contentious matters: property transfers, mortgages, wills, powers of attorney, affidavits and notarizations. Anything contested, anything heading toward a courtroom, belongs with a lawyer. If your file turns out to need one, we will tell you at the start rather than halfway through.
Two pieces of current identification, at least one of them a government issued photo card such as a driver licence or a passport. For a purchase, bring your bank draft details and the void cheque your lender asked for. If you are unsure, ask when you book and we will send a short list for your specific file.
A straightforward notarization is often ten minutes. A purchase signing runs about an hour because we read the documents through with you rather than pointing at the lines. Wills and powers of attorney usually take two visits, one to talk it through and one to sign.
Yes. Mobile signings are available across the Lower Mainland by arrangement, including hospital and care home visits where the signer cannot travel. There is a travel charge, quoted in advance like everything else.
For a completion, as soon as your offer goes firm, even if that is six weeks out. For a will or a power of attorney, a week is usually plenty. For a single notarization, call the same morning and we will almost always fit you in.
Of course. Wills, enduring powers of attorney and representation agreements are a large part of the practice on their own. You do not need to be in the middle of a transaction to come in.
